Moving From Chicago to Louisville
The money you save moving from Chicago to Louisville comes from two places, and neither is the one people expect. It is housing — a $149,925 gap in median sale price — and property tax, where Illinois charges roughly two and a half times Kentucky's effective rate.46 Your income tax bill will very likely go up, because Louisville levies a local occupational tax that Chicago has no equivalent of.

Housing is most of the difference
Over the three months ending July 2026, the median home sold for $429,785 in Chicago and $279,860 in Louisville — a gap of $149,925 on the same measure over the same window.43 Chicago prices were also climbing faster, up 8.8% year over year against Louisville's 3.7%.
The cost of living indices tell the same story from a different angle. Chicago sits at 105.7 overall against Louisville's 89.8, but the components show where that comes from: groceries and utilities are near-identical between the two cities, while housing indexes at 99.8 in Chicago against 70.9 in Louisville.98
It shows up in ownership rates too. 60.7% of Louisville households own their home against 46.0% in Chicago.12 Relative to local incomes, the ratio of median home value to median household income is 3.5 in Louisville and 4.3 in Chicago.
Property tax is the quiet one
Illinois has an effective property tax rate of 1.88% on owner-occupied housing. Kentucky's is 0.74%.65 That is a 2.5× difference, applied to a base that is already substantially higher in Chicago.
Worked through on the median home in each city, purely as an illustration: $334,100 at 1.88% is about $6,281 a year in Chicago, against $233,900 at 0.74% — about $1,731 — in Louisville. A difference of roughly $4,550 annually, or $379 a month, before you account for the smaller mortgage. Your actual bill depends on your specific parcel and taxing districts, so treat this as scale rather than a quote.
Your income tax will probably go up
This is the one that surprises people
Illinois charges a flat 4.95% state income tax and Chicago levies no municipal income tax on top of it, so a Chicago resident's income tax rate is 4.95%.6
Kentucky's state rate is lower — a flat 3.5% for 20265 — but Louisville Metro adds an occupational license fee of 2.2% for people who both live and work in the county.7 Combined, that is 5.7%: about three-quarters of a point higher than Chicago.
On a $100,000 salary that is roughly $750 a year more in income tax. It is comfortably outweighed by the property tax and housing savings above — but if you budget on the state rates alone you will get an unpleasant surprise, and most relocation content published about this move gets it wrong.
Sales tax runs the other way
Kentucky's combined state and average local sales tax is 6.00% against Illinois's 8.96%.56 On the Tax Foundation's overall 2026 State Tax Competitiveness Index, Kentucky ranks 25th and Illinois 38th.
What you gain and what you give up
The financial case is fairly one-sided. The lifestyle case is not, and you should go in clear-eyed about it.
What gets better
- Housing cost, by a wide margin, on every measure available
- Property tax, at roughly 40% of the Illinois effective rate
- Commute — 10.6 fewer minutes each way, which is about 88 hours a year back at a five-day schedule
- Sales tax, at 6.00% against 8.96%
- The realistic possibility of owning rather than renting
What you give up
- Rail transit. Chicago has the CTA; Louisville has buses and an expectation that you drive
- Job market depth — a metro of 2.7 million offers more employers in any given specialty than one of 642,000
- Major-league sports across every league, and the volume of direct flights a hub airport carries
- Median household income, about $11,000 lower — though it buys considerably more here
- Lake Michigan, which has no substitute
Practical notes for this specific move
- It's about a 5-hour drive, which makes a weekend scouting trip realistic in a way that a coastal move isn't. Use it.
- Decide about Indiana deliberately. Southern Indiana is a genuine option across the river, but the occupational tax follows where you work, not only where you live, and three of the bridges are tolled. Price the whole picture.
- You will need a car, probably two. If your Chicago household ran on one car or none, add that to the budget before you compare payments.
- Kentucky gives you 30 days to get a driver's license after establishing residency, and 15 to register a vehicle.
